02 — The practice

Three of us, and a
deliberately short list

Bath has more agents than it has good houses. We took the other approach and kept the list short enough to remember.

Halloway & Vane has sold Bath stone since 2004. We take on around forty houses a year, which is roughly a tenth of what a branch office three doors down will handle, and it is the reason we can tell you which rooms hold the afternoon light and which do not.

We do not photograph a house until it is ready to be seen, we do not quote a price we cannot defend against the last four comparable sales, and we do not send someone who has never been inside to conduct the viewing.

Two hours, no camera. We measure, we open every cupboard, and we ask what you would fix if you were staying.

Built from four comparable sales inside twelve months, written down, and explained line by line. We do not open high to win the instruction.

We photograph in the right light

Which sometimes means waiting three weeks for a south-facing morning. The house only gets one first impression.

We conduct every viewing

In person, by a partner who has been inside. You get the feedback the same evening, unedited.
